FR<\/p>\n<p>&nbsp;<\/p>\n<p>Die Unit&eacute; d&rsquo;Habitation ist urspr&uuml;nglich als vertikale Stadt konzipiert, die allen menschlichen Anforderungen entsprechen und verschiedene Einrichtungen des t&auml;glichen Bedarfs integrieren sollte. Durch eine standardisierte Serienproduktion sollte ein hohes Ma&szlig; an Wirtschaftlichkeit erreicht und ein erh&ouml;hter Wohnkomfort f&uuml;r eine breitere Masse erm&ouml;glicht werden.<\/p>\n<p>&nbsp;<\/p>\n<p>Das Geb&auml;ude besteht aus 18 Geschossen, wobei sich anstelle des Erdgeschosses ein Freigeschoss mit St&uuml;tzen befindet, die den Skelettbau aus Stahlbeton tragen. In dieser Ebene befinden sich auch die Aufg&auml;nge. Insgesamt sind 337 Maisonettewohnungen (jeweils zweigeschossig) ausgebildet: in einer Ebene die gesamte Geb&auml;udebreite einnehmend, in der n&auml;chsten Ebene die H&auml;lfte daf&uuml;r mit Anschluss an die Mittelgangerschlie&szlig;ung. So sind die Verkehrsfl&auml;chen zur Erschlie&szlig;ung der Wohnungen nur in jedem dritten Stockwerk n&ouml;tig. In der siebten und achten Ebene befinden sich verschiedene Gesch&auml;fte, ein kleines Hotel und eine W&auml;scherei. Auf der begehbaren Dachterrasse sind ein Kindergarten, ein Freilufttheater und eine Sporthalle vorhanden, die wie die Gesch&auml;fte und das Caf&eacute; im Hotel frei zug&auml;nglich sind.<\/p>\n<p>&nbsp;<\/p>\n<p>Nachdem zu Beginn die f&uuml;nf unterschiedlichen Arten des Space Sharings herausgearbeitet und vorgestellt wurden, werden im n&auml;chsten Schritt die Analysen nach dem Prinzip Space Sharing pr&auml;sentiert. Ziel der Case Study &ndash; Living 4.0 ist es die Forschungsfrage nach der Umsetzung und Auswirkung von Nutzungs&uuml;berlagerungen und Mehrfachnutzungen in Bestandsgeb&auml;uden, sowie deren Transformation zur multifunktionalen 24-Stundennutzung zu untersuchen.<\/p>\n<p>&nbsp;<\/p>\n<p>Die bereits vorgestellte Funktionslegende (siehe Case Study Living 4.0 #1) dient als Grundlage f&uuml;r alle folgenden Analysen der Unit&eacute; d&rsquo;habitation in Marseille von Le Corbusier (1952). Als erstes wird eine klassische Funktionsanalyse von zwei exemplarischen Maisonette Wohnungen in der Unit&eacute; d&rsquo;habitation betrachtet (Wohnung 1: OG 4 &ndash; OG 5 und Wohnung 2: OG 5 &ndash; OG 6). Die Funktionen sind, wie in der klassischen Moderne &uuml;blich, klar definiert und voneinander getrennt. Die Fl&auml;chen scheinen effektiv angeordnet und gut ausgenutzt zu sein. Es fallen bereits bemerkenswerte Details wie beispielsweise Schiebew&auml;nde auf, die f&uuml;r eine zukunftsgewandte und flexible Wohnsituation sprechen.<\/p>\n<p>&nbsp;<\/p>\n<p>Anhand der Wohnmaschine wurde im vorangegangenen Schritt eine klassische Funktionsanalyse im Bestand untersucht. Um die Forschungsfrage des Reallabor Space Sharings untersuchen zu k&ouml;nnen, st&ouml;&szlig;t man in der klassischen Betrachtungsweise jedoch schnell an die Grenzen des M&ouml;glichen. Um sowohl Leerstand als auch Potentialr&auml;ume f&uuml;r Space Sharing aufzeigen zu k&ouml;nnen m&uuml;ssen die Analysen komplexer betrachtet werden und werden hierf&uuml;r in drei Zeitintervalle (Nacht, Tag, Abend) aufgeteilt.<\/p>\n<p>&nbsp;<\/p>\n<p>Die Betrachtung in Zeitintervallen, setzt anders als die klassische Funktionsanalyse, Szenarien essenziell voraus anhand derer die funktionale Bespielung und somit auch der Leerstand anhand realer Beispiele ausgelotet werden k&ouml;nnen. Die folgenden Szenarien wurden anhand einer Auswahl von Familienmodellen gew&auml;hlt, wie sie auch zu Zeiten von Corbusier bereits denkbar waren und so wurden f&uuml;r die weiterf&uuml;hrende Analyse zwei klassische Lebensmodelle (Szenarien aus 1952) gew&auml;hlt. Im Fall der Unit&eacute; d&rsquo;habitation ist eine der zwei untersuchten Wohnungen von einer Familie mit Alleinerziehendem, selbstst&auml;ndig arbeitendem Elternteil&nbsp; (Wohnung 1: OG 4 &ndash; OG 5), die zweite Wohnung durch eine vierk&ouml;pfige Familie mit zwei berufst&auml;tigen Eltern bewohnt (Wohnung 2: OG 5 &ndash; OG 6).<\/p>\n<p>&nbsp;<\/p>\n<p>Bemerkenswert ist, dass erst bei Betrachtung derselben Wohnung in Zeitintervallen die Ausma&szlig;e des reellen Leerstands sichtbar werden. Durch die reine Wohnnutzung stehen mehr als 2\/3 der Wohnung in der Nacht (23:00 &ndash; 06:00 Uhr) leer. Am Tag (6:00 &ndash; 18:00 Uhr) stehen zwischen 2\/3, bis hin zur kompletten Wohnung leer. Am Abend (18:00 &ndash; 23:00 Uhr) liegt die Ausnutzung hingegen, abh&auml;ngig vom Wochentag, zwischen komplettem Leerstand bis hin zu einer Nutzung von ca. 80%.<\/p>\n\n        <\/div>\n
